Why Invest With WaZu

Aligned by design.

Four things every WaZu investor can count on, whichever project they invest in.

01

Our capital goes in first

The sponsors co-invest their own money in every deal, on the same terms. Our downside is your downside.

02

Vertically integrated

Sourcing, entitlement, construction and operations stay in-house, so value is not lost to layers of third parties.

03

Value created before vertical risk

Rezoning, entitlement and engineering are where we create value — before major construction capital is deployed.

04

Reported, not promised

Every investor gets a personal portal with capital account, distributions, project updates and tax documents.

Asset Classes

Where disciplined execution creates value.

No trends. No speculation. Every asset class is filtered through the same four gates.

Land & entitlement

Land in high-demand markets with a clear entitlement path. Value is created through zoning, permitting and engineering. Land is where discipline begins.

Townhomes

For buyers seeking affordable ownership, in markets where for-sale demand supports a clear exit.

Markets with durable housing demand and supply constraints, underwritten for execution risk, not appreciation.

Investment Strategy

Discipline is the strategy.

Markets change. Opportunities evolve. Every deal passes through the same four gates — no exceptions. If a deal needs perfect execution to work, we pass.

What must be true before we invest

  • Market fundamentals support long-term demand.
  • The entitlement pathway is defined and achievable.
  • Downside protection is built into the structure.
  • Active management creates measurable value.
  • Exit timing and paths are clear before entry.
Gate 01

Underwrite

Stress-tested for rate increases, cost overruns and timeline delays. We model the downside before the upside.

Gate 02

Approvals

Zoning, permitting and engineering are tracked as core milestones. Approvals de-risk a project before vertical capital goes in.

Gate 03

Execution

Active involvement in every phase. Progress is measured against the original assumptions, and any deviation triggers a review.

Gate 04

Exit

Every investment has more than one exit path. Liquidity planning starts at acquisition — we know how we exit before we enter.

FAQ

Questions investors ask first.

Don't see your question? Our team responds within two business days.

Who can invest?

Eligibility depends on the offering. Many of our offerings are open only to accredited investors, and we confirm eligibility before sharing offering materials. Our team will tell you which current opportunities you qualify for.

Does requesting access commit me to invest?

No. Requesting access simply starts a conversation. You decide whether to invest only after reviewing the official offering documents.

What is the minimum investment?

The minimum investment is $50,000. Some offerings may carry a different minimum, which is stated in the offering documents.

Can I invest through a self-directed IRA or 401(k)?

Yes. Retirement funds are invested through a self-directed custodian, who holds the investment on behalf of your account. Let us know which custodian you use and we will coordinate the paperwork with them.

How long is my capital committed?

Terms typically run one to five years depending on the project. The specific hold period is stated in each offering. These investments are illiquid — you should not invest capital you may need before the projected exit.

How do I track my investment?

Every investor gets a dedicated, personalized portal through Juniper Square. Capital account balances, distribution history, project updates, documents and tax forms are all available there at any time.

When do I receive my K-1?

K-1s are issued annually and delivered through your investor portal.
